There’s no single best floor, because each area is used differently. Most open-plan offices use acoustic-backed carpet tiles for noise and easy repair; receptions and breakout areas use LVT for appearance; kitchens and washrooms use sheet or safety vinyl for hygiene and slip resistance. The right answer is the right floor in each space, specified to its traffic.
With a specification that matches the traffic, contract carpet tiles typically last around 7–10 years, commercial LVT around 10 – 20 years, and sheet vinyl around 10 – 15. Lifespan depends far more on getting the wear rating and subfloor preparation right than on the headline product.
For concentrated footfall, heavy-contract carpet tiles and thick-wear-layer LVT (0.55mm and above) hold up best, with rubber the toughest option for stairs and the highest-traffic routes. The wear layer and contract rating tell you more about durability than the material name does.
